Liquidated Damages & Arbitration/Mediation Clauses

By Willard Michlin In many purchase contracts today there are two special clauses that must be initialed individually to be included in the contract. If both the buyer and seller do not initial the clauses they are not part of the contract. The first is Liquidated Damage. Barrons Law Dictionary defines Liquidated Damages, as An amount stipulated in the contract which the parties agree is a reasonable estimation of the damages owing to one in the event of a breach by the other. I have found that many people do not fully understand what the liabilities are of agreeing to this clause. Lets take it in three steps; what is the clause for? When does it go into affect? What are the ramifications of signing this clause? The clauses purpose is to bind the buyer to the contact, and put the buyer in the position of loosing money if he backs out of the deal without good reason. The clause goes in affect after the buyer have been provided all of the financial information requested in the purchase contact and the buyer has had time to review that information. The contract has a clause that says the buyer usually has 10 or 15 days to review the documents before being asked to sign a document that says you have done your due diligence and are satisfied with what you have reviewed. When that is done the escrow can continue with the steps necessary to close the purchase. If the purchase contract includes a contingency for creating a new lease or assuming an existing lease the buyer needs to get with the landlord and arrange to be approved, by him, for the new or assumed lease. When that is done and the buyer is approved, in writing, the purchaser(s) will again be asked to sign the document releasing the lease contingency that says the buyer is satisfied with the lease arrangement with the landlord. This written document releasing the contingencies for the lease and financial information are called Removal of Contingency Form. Only after this form is signed or a written letter stating that the buyer is removing all contingencies does the Liquidated Damage Clause, in the contract, go into action. It is important to note that the contingency removals cannot happen automatically. They must be removed in writing. In years passed the contract would say the buyer had 10 days to remove contingencies, and if the buyer didnt notify escrow, in writing, that there was a problem, the contingency was removed automatically and the buyer was assumed to have approved the documents and lease terms. No more, the courts decided that the buyer should not loose his right to object, automatically and now buyers have to sign a written document stating that the contingencies are removed. If a seller or his agent is not aware of this change, in the law, the buyer may never be asked to remove the contingency and it will remain open during the whole escrow. This means that the buyer can back out of the deal without penalty. The correct procedure is for the sellers agent, when the review period is reached, to send a notice to the buyer requesting the written removal of the contingencies within a 24 hour period or the seller can cancel the escrow. The buyer then usually signs the Removal of Contingency Document or writes the letter to escrow. If the buyer doesnt do this, the seller cancels escrow and gives the buyer back his deposit. Again, signing this Liquidated Damage clause and then releasing the contingencies, activates the clause. If the buyer backs out of this escrow for any reason, except something that is the sellers fault, the buyer will loose 100% of his deposit. Why would anyone sign this clause? The alternative to not signing this clause may be worse than signing it and loosing your deposit. If the buyer backs out of the deal for no good reason the seller can and probably would do the following: First he would refuse to let escrow return the buyers deposit. Without an agreement between both the buyer and seller the escrow cannot do anything. This would result in the money sitting in escrow until the parties sue each or settle out of court. No one knows who will win in a lawsuit and how an out of court settlement will go? Second, if they go into court the seller(s) will argue to the Judge that the buyer backing out of the deal damaged him. The seller would present arguments about of monetary damages that were suffered and ask the Judge for all the deposit plus more, to cover the damage. This gives the Judge total power to decide what the buyer will be charged for backing out of the purchase. Sometimes the Judge feels that the seller should get nothing. One example would be the case where the seller found a new buyer and resold the property/business to another buyer for an amount equal or greater. The reverse could also be true. If the second buyer paid a lower price, the Judge may then decide to charge the first buyer for the difference in sale prices-the loss between the two prices. I have found from experience that some Judges do not make intelligent decisions with regard to these matters. I will not say they are crazy but some can appear that way on business issues. Conclusion about Liquidated Damages: Going to court is like flipping a coin, or maybe it is more like Russian roulette. One thing is for sure the bad guy always wins, referring to the attorneys. The second is Arbitration/Mediation. Arbitration and Mediation are both methods of avoiding lawsuits. They do however still involve attorneys and a paid mediator. Lets start with the definitions of the word Arbitration: Arbitration is a process where disputing parties present their disagreement to an impartial third party for the purpose of making a determination of the outcome. This third party, called a neutral, (third party), makes a determination based on evidence presented during the arbitration process. Evidence is given the appropriate “weight it deserves” as most rules of evidence are relaxed in the arbitration process. Cohen & Associates, Inc. Mediation: Mediation is a consensual dispute resolution process where a neutral third party assists the disputing parties in coming to a mutually agreeable solution. The mediator has no power to impose a decision as he would if he were an arbitrator or judge. Cohen & Associates, Inc. Mediation is preferable to a lawsuit or arbitration. The mediator tries to help the parties to reach a settlement and no one is subject to a decision being forced upon them. Of course, no one likes to be forced to do anything against his or her will. But if the parties do not come to an agreement, the parties leave and fight it out in the court system. If you agree to arbitration, the arbitrator is like a judge. His decision is final, with no right of appeal. The advantage to arbitration is that it is all over in less than 3 months instead of 1 to 2 years of stress and paying your attorney to go to court hearings. The advantage of speed is a very important issue. The longer things drag-on the more money it costs, and the more upsets there are which affects your work, social life, home life and health. Here are your choices. As a buyer you get to make your choices and live with it. The seller may demand that you agree to arbitration and of course you can refuse, possibly killing the deal. So, there you have it, the ins and outs of liquidated damages and the low down on arbitration/mediation. By C Roe The Culm The bamboo culm is also known as the stem or stalk, which generally tends to be a tall woody shoot that emerges from the Rhizome bud, this young shoot quickly grows and reaches its full height with 100 days. The height that the Culm reaches in its first year will be its final height. However the Bamboo plant will continue to develop thicker and taller culms. The Culm (stem) tends to be cylindrical in shape, which tapers towards the top. The place on the stem where a leafy branch or bud arises, marked by a prominent line is known as the Node. As older leaves drop there is a constant regeneration and young leaves are produced, these branches and leaves continue to increase in number each year, generally the bamboo culm will continue to develop branches until the culm reaches about 7 years old. After this stage the culm should be thinned out of the grove. The Rhizome The rhizome is the underground stems of the bamboo plant, it is the Rhizomes which produce the culms. The rhizome is bulbous in its appearance with each individual segment of the rhizome tapering towards its end to form a neck which connects to its other segments. The rhizome has roots that emerge from its nodes, and it is these roots that forage for food and nutrients from the soil. These nutrients are stored by the rhizomes and used in the plants periods of dormancy for new growth. There are two types of Rhizome Systems, Pachymorph (sympodial or clump forming) and Leptomorph (monopodial or running type). However intermediate forms of Rhizomes can be formed, these are known as Amphipodial Rhizomes.The culms which form from the monopodial rhizome tend to be uniform and similar to the next whereas the culms of a sympodial or clump forming tend to have culms with successively increase in order.Monopodial Bamboos tend to be from the following species: Bashania, Ferrocalamus, Indosasa, Pleioblastus, Phyllostachys, SinobambusaSympodial Bamboos tend to be from the following species: Ampelocalamus, Bambusa, Cephalostachyum, Chimonocalamus, Dendrocalamopsis, Dendrocalamus, Dinochloa, Fargesia Gaoligongshania, Gigantochloa, Melocalamus, Neosinocalamus, , Pseudostachyum Racemobambos, Schizostachyum, Teinostachyum, Thamnocalamus, Thyrsostachys YushaniaAmphipodial Bamboos tend to be from the following species: Chimonobambusa, Indocalamus, Qiongzhuea Bamboo Buds Buds emerge on alternate sides of the culm and rhizomes of the bamboo (Like the Culm the rhizome also has nodes and internodes which are covered by sheaths). Buds are key points from where new axes emerge and from where an entirely new plant can be formed. Culm buds are located slightly above the nodes Nodes are where the rhizome, culm and branches of the bamboo plant are segmented by solid growth points. Rhizome buds are seen adjacent to the nodes in the portion between two successive nodes, known as the internode, it is the buds of the rhizome that are responsible for producing the culms (stems). Nodes and InternodesNodes are growth points from where new branches develop, the rhizome, culm and branches of the bamboo plant are all segmented by its nodes. The portion between two nodes is called an internode. The length between two nodes varies from species to species and these internodes are usually hollow and are covered by sheaths in the early stages of growth, however as the plant grows these sheaths fall off and become a mulch that is ideal for providing vital nutrients for the growing plant. The internodes play an important part in transporting water and nutrients upwards, this is done by sophisticated vertically arranged cells located within the internodes. Distinctively then, the cells within the nodes are positioned horizontally thus enabling transverse movement of water and nutrients along its branches, RootsRoots play an important part in soil anchorage and are essential for the survival of the bamboo as the roots role is to transplant water and nutrients to other parts of the bamboo plant. Because the roots of the bamboo are shallow they grow best in moisture retentive soil and benefit from mulches of organic materials, however as long as the bamboos leaves and sheathes are not removed from the base of the bamboo once they fall to the ground, then these act as a natural fertilizer which should be more than adequate for continued fertilization of the bamboo. Given the right conditions a bamboo will grow to its full height in just a few years. The roots grow from the nodes of the rhizome and of the underground portions of the culms. The root system is a shallow but prolific lateral spreader. The roots are not segmented by nodes or protected by sheaths. However, in some species the roots can emerge at the nodes from where branches lead off and these are useful in propagating a new bamboo plant. BranchesA bamboo culm only begins to develop branches when it has reached full or almost full height. Branches form from the buds on the culm and are arranged alternately along its length. The branchy system of the bamboo differs from type to type however the main structure of each is the same. The branch consists of : 1. one main branch (a little like that of a tree trunk but obviously smaller in size) and 2. a secondary branch that emerges from its basal portion. Both the main and secondary branches may in turn bear branchlets. The base of a branch may develop a rhizomatous swelling and root primordium, which are useful in vegetative propagation through branch cuttings, this can be induced by chopping the culm tops and removing the newly emerging culms from the clump. LeavesSound and movement provided by the leaves and culms of the bamboo offer sound and movement to the garden. Most bamboos produce many leaves, although there is some variety in the shapes between the different bamboo types. Some bamboos have variegated leaves whilst others have green leaves, some have very small leaves whilst others have large leaves, the variety is endless! Both the bamboos branches and leaves, given the correct conditions, continue to increase each year and there is a constant regeneration of young leaves from a healthy bamboo. As previously stated the fallen leaves and sheaths provide a good source of nutrition for the growing bamboo and should not be cleared away from the base of the plant. The taller bamboos have a tree like appearance and are ideal for screening and hedges, the smaller ones are ideal as architectural plants, ground cover or for containers. Some good screening bamboos are Phyllostachys Edulis or Phylllostachy bisetti, some other good hedging bamboos are Fargesia Nitida and Fargesia murielae. By Charles White My girlfriend and I have gone fishing several times and have caught nothing at all. Now when she isnt with me, I have caught over 100 bass just in this one lake last year. When she is with me, Im lucky to get a strike. I love her with all my heart but she isnt my best fishing buddy to say the least. We have a friend named Wayne who lives way out in the boon docks and has a nice farm with some ponds. He is telling me there are some fish there that are over 10 pounds. Im thinking this is where I want to go for sure. Well, unfortunately, its where Lisa, my girlfriend wants to go too. We are up early that morning, drive the two hour drive to Waynes, which happened to take 4 hours, since I make a wrong turn and but we finally get there. There’s a floating dock that I am sure has some big bass under it but that doesnt bother my girlfriend, Lisa, she walks right out on the dock, makes waves the size of a tidal wave and starts to fish. I walk around the pond and fish and haven’t had a hit. Im watching her and something is going after her bait with each cast. She yells over, Im getting lots of strikes, I said Yeah, I see, thinking they were bluegills. She yells over That was a big fish. I said It was huh? She said Yeah, really big. Im thinking yeah a big bluegill. We are using the same lure and Im not getting a strike, Im watching her and she is getting one every time she throws out. Im saying to myself, thats peculiar, I should be getting bluegills hitting mine too. So, Im keeping a close eye on her and her fishing. I am just on the other side of the pond where her lure is and sure enough she is getting strikes and sure enough, they ARENT bluegills, theyre bass. I said Hey, when you get a strike you have to set the hook. She says Set the hook? I said Yeah, you have to really jerk the rod hard , you know pull on it hard when you get a strike. She says, OK. Sure enough, the very next strike and she sets the hooks and she hooks this nice bass. She says I cant reel it in. I said Yes, you can just keep reeling and when the drag goes out stop reeling. She says OK. I was watching her and it looked like she was fighting a 200 pound tarpon. She was having a hell of a time. So, then she gets it up to the dock and yells over Hey, I cant get it off the hook. She is holding the bass on the end of her line, swinging this poor bass around and asking me what I think she should do. I said Just put it back in the water until I get over there. I walk the rest of the way around the pond and she is just as proud as she could be. I have to admit it was a nice fish of about 4 pounds. I take it off the hook and throw it back in the pond then she says to me, Why didnt you take my picture with my fish?. I said Baby, why didnt you say something when you had it before I put it back in the water. She says I was but then didnt. Well, we fish a little longer but don’t catch anymore fish, matter of fact, I never even get a strike. She must have got 20 strikes. On the way home, I heard how nice her fish was, how she out fished me and hear her brag for about 2 hours back home. Not counting the times she had to tell my friends too. And they wonder why theres divorces and why you shouldn’t take you other half fishing with you! Charles E. White has fished 50 years for bass from California to Florida. Seven Keys to Effective Prayer

By Ada Porat If prayer is so powerful, then why does it seem like the more we pray, the worse things seem to get? Perhaps what we see as a world of chaos is simply the Field, mirroring our belief that peace is missing our “please, let there be peace” echoes back to us as chaos! If so, then this understanding of how the mirror works can encourage us to change what we say to the Field. Effective prayer is based on this understanding that the energy underlying all of creation is a malleable essence that accurately reflects what we put out. For many centuries, indigenous shamans have taught that we need to pray the results and not the problem. They exhorted people to focus on the outcome as if it is already a reality: to pray healing instead of praying for healing; to pray rain instead of praying for rain. Praying for something reinforces our perceived lack; praying the desired outcome visualizes it from a place of inner faith as if it is already there. Our abundant universe always contains sufficient peace, health and happiness in some form. Effective prayer is hones in on these positive qualities, viewing the world as if the perfect outcome already exists, with appreciation and gratitude. By doing so, we open the door to greater possibilities and more of the outcomes we hold in mind. When millions of people pray for world peace, for instance, their collective focus on the desired outcome has a profound effect. In 1972, 24 cities in the United States with populations over 10,000 experienced meaningful drops in crime rates when as few as 1% (100 people) in each city participated in prayer. During the Israeli-Lebanese war of the early 1980s, researchers with the International Peace Project in the Middle East trained a group of people to “feel” peace in their bodies rather than to simply pray “for” peace. At specific times and days, participants throughout the war-torn areas of the Middle East focused on feeling peace in the midst of conflict. During each such time period, terrorist activities stopped, crime declined, emergency room visits dropped off, and traffic accidents decreased. When participants stopped their experiment, the statistics reversed. From the findings of these studies, researchers extrapolated how many people are needed to share the experience of peace before peace is mirrored in their world: the square root of 1% of the population. In a city of one million people, this is about 100 people. In a world of 6 billion people, it requires only about 8,000! Collective prayer can be a powerful force to change the Field to that which is collectively held in mind: the more people focus collectively on a desired outcome, the faster such an effect is created. Here are seven keys to effective prayer: 1. Clear Focus. Clarity of focus serves as a coherent organizing principle to align the energy fields we focus on. In quantum physics, this is referred to as the Heisenberg principle, where random particles behave in orderly fashion when observed. The more clarity we bring to this act of observation, the more effectively the Field responds. Before prayer, decide exactly what it is you desire to accomplish and keep your focus on that intended outcome. 2. Intention. Ask yourself why you desire the specified outcome? What is your deepest intention or desire? Why? Keep drilling down until you get to the core of it; then address that core need instead of the superficial symptoms. Instead of desiring a new relationship because of the need to feel loved, would it perhaps be more effective to pray about learning how to love yourself? 3. Silence. In any conversation, silence is a valuable component that allows for comprehension and processing to facilitate meaningful feedback. Prayer is no different: It is your conversation with the Divine or the Field. Valuable insight can arise during those times of silence. 4. Listening. There is also a need for listening when we pray. So often, we blurt out all our requests, grievances and fears; thinking that such a one-way conversation constitutes prayer. In the quiet listening of effective prayer, you may find solutions arise as inner guidance and a subtle inner re-contextualization of circumstances. 5. Surrender. When a child brings a broken toy to their parent, they have ultimate confidence and faith in the parents ability to fix the problem. Well, prayer is no different! In this Divine conversation, you are simply aligning yourself to the Field to facilitate the desired outcome. With childlike trust, we can surrender the situation, detach from it and leave it there. That means no obsessing over the situation after you have let it go! 6. Gratitude. The power of gratitude is enormous. It helps us focus on the desired outcome rather than the perceived problem. As earlier scientific studies proved, focusing on the desired outcome has a powerful effect on aligning circumstances with what is held in mind. Since we are subject only to that which we hold in mind, why not give thanks for the solution rather than focusing on the problem? Your body will thank you with lower blood pressure, reduced stress and a greater sense of peace! 7. Be flexible. My grandfather used to say that we often pray wrong, but the Divine always hears right. By Ann LaRoche You have heard the expression He has a lot of book knowledge, but not much commonsense. What is commonsense? I think it is the ability to reason something out, to problem solve. This problem solving ability has nothing to do with how much you know. It does have everything to do with the mental connections you make with the information you know. I have been thinking a lot lately of math anxiety. Math anxiety is a block to effective problem solving using numbers. Take for instance this example. I have a BA in Mathematics. I can factor polynomials in my sleep. I can find the first, second and third derivation of a complex quadratic formula, but I couldnt solve this simple math problem. The answer eluded me. The problem was this. Eight of us were taking a boat trip for three days. I had to buy enough loaves of sliced bread for sandwiches for the eight of us for three lunches. Assuming 1 sandwiches per person I calculated that I needed 72 slices of bread. But how many loaves of bread did I need? I was stumped. What was the ratio of slices to loaf? Finally, my friend suggested that I just count the number of slices of bread in the loaf I was interested in buying and then I could figure out how many loaves I needed. Count the slices in the loaf! It seemed too obvious. Of course it worked, but how come that did not dawn on me? I have too much book knowledge and not enough problem solving. When I learned math or in this case word problems, I was always given all the information I needed and precise instructions on where to plug in the numbers in the formula in order to solve the problem. Math became rote, plug the numbers into the formula and, Voila! there is your answer. Real life doesnt work that way. I was missing a piece of the puzzle. It did not dawn on me that I would have to supply the missing piece myself. Now lets look at math in elementary school. First, we are lead to believe there is only one way to solve a problem. If we venture to solve it another way, right or wrong, the answer is wrong because we didnt do the problem the way the book said to. One day I was in a multiple learning styles class. We were required to figure out how many steps two people would each need to take to be back in sync on the same foot, given that one persons stride was 2/3 the other person’s stride. Because it was not a math class and we were not given the formula to figure it out, we saw numerous ways to solve this problem. Some people stood up and paced it off with a friend. Some drew a picture. Others stared at the tiled ceiling. Someone was even beating a rhythm. Eventually everyone who attempted to solve the problem came up with the correct answer. The only ones in the group who did not get an answer were those who were stumped because they didnt know the formula. No one told them how to solve the problem, so they could not solve it. They didnt know how to start. Second, we are lead to believe that there is only one right answer. This is not necessarily correct. There exists different numbers that have the same value like and 2/4. Both mean but how many times has 2/4 been marked wrong just because the answer sheet stated that the answer was . Sometimes the correct answer can be a close estimate. For instance one third of 1 1/3 is equal to 4/9. Thats the correct answer. But if I was making one third of a cake recipe that called for 1 1/3 cups, I would just use a cup. It is close enough. Besides my measuring cups do not have measures for 1/9 cup. How do I know that cup is close enough because half of 9 is equal to 4.5? The next closest measure is 1/3 cup and thats only 3/9. You decide. Which is closer to 4/9, 1/3 or 1/2? Remember, were only making cake. Now how many people would have been stopped from making the cake because of the fraction calculation? How many would have been stopped because they could not measure accurately 4/9 cup? Of course, if I was measuring an explosive and a drug, I might want to be a little more accurate. But we are talking cake here, not rocket science. Last, we are lead to believe that life will give us all the information well need to solve the problem. That isnt necessarily correct either. Sometimes we have to get the numbers for ourselves or make a best guess. For my loaf problem above, I could have estimated 30 slices per loaf. Then I would have needed to buy bread with at least thirty slices per loaf or I would have needed to recalculate the numbers of loaves based on the actually slices per loaf. Of course the calculation is pretty straight forward. But what if I had wanted to serve different breads for each lunch? What if the different bread required that I allot two sandwiches per person? All these factors can affect the calculation. But how many people are stumped by problems like this everyday? How many people willingly state that theyre no good at math and dont even try to the problem solve? Why cant Johnny problem solve? I dont think he was ever taught how. By David Becker One of the biggest tricks that Satan has established in the world is to confuse the Word of God, and allow the common men of the world to define Heaven. Satan did this in an effort to prevent people from ever feeling the need to walk toward the LORD GOD, bow their knee, accept Jesus Christ as their Master and Savior, or be baptized in Christ and the Holy Spirit. The trick is perpetuated on unsuspecting worldly people, by making them believe that Heaven is for everyone that is good, and that it will be the dwelling place of all good people for eternity. Heaven is falsely purported to be the final place where all of your wishes are granted to you, and Christianity is defined as one who is “good enough to get to Heaven”. Neither Heaven nor Christianity is what the world believes it to be. Heaven is the current home to the LORD GOD and all of His Spirits, Jesus Christ, the resurrected faithful Christians, and angels. Heaven is not going to last forever. There is going to be a new Heaven established when the New Earth is established. (2 Peter 3:9-14 AV) Faithful Christians that have accepted the Lord Jesus Christ as their Savior, and have been baptized in the Baptism of Redemption, and have received of the Holy Spirit, and faithfully Walk the walk of Christ, are promised to NEVER DIE again! For this specific group of believers, and because of the resurrection of our Christ, our souls leave our body upon our death, and are immediately transported to Heaven, where new bodies are given us. We are in Heaven for one purpose…to rest for a while….to recuperate and prepare for our new lives on the New Earth, that will be ruled by our Christ. Not all Christians even get the opportunity to go to Heaven for this rest. If a Christian has not walked the specific walk laid out in God’s Word, and has not received the Baptism of Redemption, then he will not go to Heaven temporarily, but will sleep in his grave for a while. The Lord Jesus Christ will resurrect all of the dead in their grave on the Day of Rapture, just before the raising of the live Christians to Him. These Christians will receive salvation because of their belief, and join the other faithful Christians in Heaven, to later go on and assume their positions on the New Earth. I would garner a guess, however, that those Christians who had the opportunity to follow the Word of God while alive, but made no effort to comply completely, will be likely destined to more lowly positions upon the New Earth. To be a Christian and eligible for a time in Heaven requires a strict and narrow walk in accordance with the Word of God, and with Jesus Christ as your Master and King. By Tim Hallinan Noted for their low maintenance and wide diversity of plants, wildflower meadows are full of vibrant colors and interesting textures. The meadow approach to the landscape requires a clear understanding of a site’s natural conditions, more so than say a formal perennial garden bed. Wildflower meadows are a constantly changing landscape with some species surviving year after year while others may disappear and be replaced with something new. Along with these aesthetic benefits there are ecological benefits as well, including the reduced need for mowing, the creation of a habitat for native species of animals and the fact that wildflower meadows are very effective at trapping airborne pollutants. The easiest way to create and grow a wildflower garden is to sow the seeds in spring in preferably a sunny spot on well-prepped ground where they will not be in competition with weeds and grasses. Wildflower meadows require extensive site preparation. Remove all existing vegetation from the planting area, this will reduce the risk of unwanted weeds and grasses invading the site. Don’t till the soil too deep as unwanted weed seed can be brought to the surface and germinate in the meadow or garden. Without proper site preparation opportunistic weeds may flood the site. With proper site preparation you can reduce the number of undesirable grasses and weeds in the meadow. Though one person’s weeds are another’s wildflower there are certain characteristics which define them. Weeds are generally not a member of the natural plant community, have rapid growth and abundant seed production, are troublesome, destructive and not economically valuable. Successful wildflower meadows generally have equal percentages of wildflowers and native grasses. Though not as visually striking at any one point in time the wildflower garden offers far more diversity in plant variety over the course of a season and a more diverse floral display than a perennial or annual bed. Be wary if the meadow in a can, while these contain some perennials which will return year after year, they will also contain many annual species which will provide quite a bit of color the first year only to die off and disappear. While annuals are fine and provide a full season of color the majority of flower should be perennials. The grasses which sprout up in the wildflower meadow actually extend the season in terms of plant interest with their colorful autumn seed heads. One disadvantage of starting a wildflower garden from solely seed is that this method takes longer to establish itself. Use a mix of seed and established plants for the best results. Once a year, preferably in the fall after the seeds have dropped from the plants, mow the field with the blades at a high setting. Another option is to use a weed whacker. This will allow the plants to get an early start in the spring. It also removes any tree and shrub saplings from taking over the site. Wildflower meadows are all about adaptation, experiment with different seeds and plants to see what works best in the conditions of your garden. Though wildflower meadow takes a bit longer to establish, they are worth the wait so be patient and nurture the garden. Soon you’ll be enjoying a colorful, self sustaining, low maintenance landscape.
